Buying the home may not mean buying the land.

What to ask about lot rent, park approval, financing and the documents behind a manufactured-home purchase.

When a listing says mobile only or leased lot, make the ownership arrangement your first question. The purchase may include the home while the underlying land remains with a park or other landlord.

Understand the total monthly cost

Ask for the current lot rent, the proposed lease, any deposits and which utilities or services are included. Confirm how rent may change and whether the advertised amount applies to the next resident. Include insurance, taxes, financing and maintenance in the comparison.

Read the community requirements

Review the application process, occupancy requirements, pet rules, parking, storage, improvements and transfer conditions. Approval to buy the home is not necessarily approval to rent the lot. Any age-restricted community's legal qualification and current rules must be confirmed separately.

Match financing to the property

Tell the lender the year of the home, foundation or installation details and whether land is included. Financing options and eligibility can differ from a conventional house-and-land purchase. Obtain the lender's answer for this particular home.

Verify the transfer documents

Confirm ownership, title or other applicable records, liens and the items included in the sale. Arrange inspections suited to the home's construction and condition. Discuss responsibility for decks, sheds, utilities and moving or removal requirements under the lot agreement.

Ask before committing

Request the proposed lot agreement and current rules early. Your agent can help coordinate the documents, financing questions and inspection schedule; questions about tenancy rights or disputed terms belong with a qualified attorney.
